In beautiful Tarragindi in South East Queensland, building designer Peter Woods from Concept 2 Completion Designs and his family have designed and constructed the Treetops at Tarragindi. The BDAA 2008 National and Queensland state award winning development has attracted empty nesters, younger couples and retirees wanting to get away from the city life of nearby Brisbane.
Thirty seven percent (Australian Bureau of Statistics) of all households in South East Queensland are occupied by baby boomers with retirement homes and apartment living being the traditional living options. The brief was to break with tradition and come up with something new, innovative and that reflects the needs of sustainable living.
The residential project presents an excellent solution to the design brief and is a clear example of urban consolidation within an established residential area. Careful placement of the 20 dwellings has ensured great integration with the natural built form, providing shade, separation and a wonderful leafy outlook so that outdoor living spaces fully incorporate the environment and surrounds.
Peter commented: "The development has maintained significant scenic and environmental values of the site, whilst setting a benchmark for sustainable housing initiatives in accordance with Brisbane City Councils Sustainable Housing Policy. There is a market demand of this format for housing solutions for the baby boomer market and Treetops at Tarragindi is an example that sustainability, rather than a constraint to development, is in fact a strong marketing feature."
Every unit is individually crafted and designed and has four bedrooms and three bathrooms. In addition, the space within the dwelling is re-definable so the occupants can vary the function of living spaces according to their spatial needs.
The development shows a responsive design alternative to the normal medium density approach in that environmental considerations of the site including extensive established trees, natural slope and a significant drainage gully have been maintained. Raised platform construction removes cut and fill profiles and avoids root damage to adjacent trees. Additional pervious areas are gained reducing storm water runoff.
Each unit comprises roofing and guttering both made from COLORBOND® steel in Bushland®, Windspray® and Woodland Grey® with supplementary wall finishes made from LYSAGHT CUSTOM ORB® and ZINCALUME® steel. Peter believes that the use of lightweight materials such as steel were key to the success of the development.
"Lightweight roofing was paramount and the differing colours delivered by COLORBOND® steel enabled all homes to have a different signature, and provides durable low maintenance finishes that blend into the surrounding environment," commented Peter.
Key features include all timber floors, decks and main structural posts made from recycled hardwoods. Subtropical design features have been adopted throughout and each dwelling utilises traditional Queenslander finishes such as Hardie Linea linings, Compressed Fibre sheet linings, Plywood, and LYSAGHT CUTOM ORB® claddings complemented with LYSAGHT CUSTOM ORB® roofing made from COLORBOND® steel.
